The neighborhood of Parc Impérial derives its name from the Hôtel Impérial, built in 1902 for the Russian community that spent winters on the French Riviera. Nowadays, it is renowned as one of the most famous high schools in Nice. The area is bordered by Boulevard Gambetta to the east, the Mantega sector to the north, the Saint-Philippe hill to the west, and Boulevard Tzarewitch to the south.Originally, the surroundings were covered by large and wealthy private properties. In 1883, the Parc Impérial neighborhood experienced a surge in construction during the International Exhibition of Nice held on the Piol plateau.Even today, Parc Impérial features numerous villas, splendid buildings from the Belle Époque, modern residences, and many traditional Niçoise houses on the hillside.Notably, the famous Nice Lawn Tennis Club and its annual ATP & WTA tournament are located here. I highly recommend visiting the exquisite Russian Orthodox Cathedral of St. Nicholas, constructed in the 19th and early 20th centuries due to the significant Russian presence in Nice. Built on the Piol hill, it was consecrated on December 17, 1912, after the tsar Nicholas II ceded part of the neighboring Bermond lands. An essential visit, not to be missed!

I welcome you to my very beautiful, bright, and spacious T3 apartment, with a total area of 65 square meters. My property consists of 2 bedrooms and 3 beds, including 1 portable baby crib, both quietly nestled in a lush garden. My apartment is ideal for families, friends, and couples, accommodating up to 4 adults and 1 baby. The apartment is located on the hill of Parc Impérial, overlooking Nice, just 10 minutes from the city center. You will be staying on the 4th floor with an elevator in a high-end residence with a pool reserved for residents, just a few meters from the apartment. I highly recommend having a car, and I provide you with a private box/garage, included with every rental. You will have access to the entire accommodation: Entrance, Living room, Open kitchen, Terrace, Bathroom, two Bedrooms, and Storage. At your disposal, an individual Garage, accessible directly by elevator. Finally, access to the Residence's Pool, via a badge, a few minutes' walk away and through external stairs.Early check-ins before 3 PM are possible ONLY upon prior request and subject to the availability of the accommodation before your arrival. We are available daily from **9:00 AM to 6:00 PM** and kindly ask that all communication be made through the booking platform's messaging system. **Check-in and key handover are conducted exclusively in person. Self check-in is not available.** Standard check-in is available **from 4:00 PM to 8:00 PM**. Late check-in between **8:00 PM and 10:00 PM** is available **by prior request only**, submitted **at least 48 hours in advance**, and is subject to a **€30 fee**. **Check-in after 10:00 PM is not possible.**

Registration Details: Available with a mobility lease only ("bail mobilité") 🔑 The Garage/Box is for private use only. Garage dimensions: Width: 2.25m, Depth: 4.90m, Height: 1.90m; The cellar/door at the back of the garage is NOT accessible to guests. 🔌 It is possible to use the wall socket for charging an electric vehicle, upon REQUEST and under specific conditions & additional fee ONLY (€50/week - Minimum package/No daily or per-charge package). We request careful and responsible use of this equipment. Any abuse or excessive consumption will result in charges at the higher package rate. Any damage will be subject to an Aircover request. Thank you for your understanding.Please close the garage when you depart, before returning the keys to the accommodation.🏊 The Pool is reserved for residents and occupants of the accommodation ONLY. Access is through a different entrance than the accommodation but is within the same residence. A badge is necessary, and a few stairs must be climbed to reach the pool.
