In Niçard, it's officially called "avenguda Jouan-Medecin, consòu de Nissa". It appears as the main shopping street of Nice and is referred to by the Niçois as "l'Avenue". It connects Place Masséna to the SNCF train station. Now, 2 tram lines, T1 - T2, make it very easy to connect to most of the city and the port-airport. My accommodation is located in the same building as the Nicetoile shopping center, and many restaurants - supermarkets are just steps away.

However, I am flexible regarding check-in times.I can provide you with a link to an excellent mobile luggage storage service called "Nanny bags", if needed, upon request. No parking included with the accommodation. I recommend, for parking, the Palais Masséna public car park, a 5-minute walk away. You can also park in the streets around the accommodation, payable by meter.
